When to call sooner rather than later
Standing water under the house after a storm, a floor that has gone from firm to giving underfoot, or a crawl space that was encapsulated and still reads high humidity. That last one especially — a sealed crawl holding 65% or more is a specific, findable failure, and the sooner it is found the more likely a warranty still covers it.
