What the hour covers
The exterior comes first, because it is where most crawl space water begins: downspout discharge points, whether the grade still falls away, upslope runoff crossing the lot, and the low spots that were still holding water after the last storm. Then under the house: humidity and temperature, moisture content at the framing, a probe of anything that reads high, clearance at several points, the condition of any existing liner, and where ductwork and equipment sit. Photographs of everything worth seeing come back with the report.
What the written scope contains
You get paper, not a handshake and a number. The document opens with the readings. It names the water work and prices it separately. If sealing is recommended it gives the liner mil rating and how it terminates, the dehumidifier capacity and the square footage it was sized against, where condensate discharges, and whether vents and the access door are included. It says what the warranty actually covers — liner, or humidity result. And it gives a timeline in days with fixed prices per stage so you can phase it. Every number matches the cost guide.

Is the inspection really free?
Yes, including going under the house, the humidity and moisture readings, clearance measurements, the exterior water walk, and the written scope. We charge for work you approve - nothing else. Visits that end with 'extend two downspouts and check it again next spring' are free too.
How long does it take?
About an hour for a typical house. Large crawls, very low clearance, stepped foundations, or properties where we walk more of the lot run longer. We would rather spend the extra twenty minutes under the house than write a scope from the driveway.
Do I need to be home?
Someone should be, at least for the walkthrough at the end - that is where the readings turn into a plan. If you are buying and cannot attend, we work with the agent and send the report, readings, and photographs directly to you.
What if I already have a quote from another company?
Bring it. We will read it against our readings and say plainly where it matches and where it does not - whether the liner has a mil rating, whether drainage is in or out, what the dehumidifier is sized to, and whether the warranty covers the liner or the humidity result. If their scope is sound and their price is better, we will say so.
